The Curie Court Project - Stage One

OK - Yesterday, I promised to provide some video. Here is a walk-thru of the project I am now working on. The closing date hasn't been set yet, but I'm already moving forward with the inspection (done) and I am waiting for some estimates from my contractors to make sure the numbers actually work out the way I have estimated. I will reveal more about the numbers in future posts when all is said and done and we can analyze what went well and what could have been done better.

For now, take a moment to walk through Curie Court with me and see what kind of work lies ahead of me. My goal is to make this property appealing for a quick sell. Renting it out is "Plan B", but I really don't want to do that on this deal, so let's just remain positive and get this house flipped!

hi david. i found your blog from a posting on craigslist. i think it is a great idea to post this. one, because you can get feedback but two, because it helps new investors to learn. i have never flipped and would love to get into the business so i like to learn as much as possible.

i enjoyed the walk-thru. i would like to see the numbers in the future to see what you purchased for. i think your ideas are good. i would suggest trying to stay on budget as much as possible to be able to sell at the lowest price you can to make a profit. with the market how it is today, it will be hard to sell quickly. i think the best way to sell fast is to have an updated house at a price much lower than the comps. some suggestions; maybe paint the doors as opposed to replacing all interior doors. save the cabinets and paint them. don't use expensive materials. get nice but cheap appliances. cheap counter-tops are coming in nice granite like designs. i wonder if the bathroom may look nice with just replacing the vanity, mirror and light fixtures. it would save time and money not having to deal with the labor of replacing all the tile.

i think this is a small starter home for most people. so most people are not looking to get a brand new, custom house at this size and location. so just making it nice and comfortable without going overboard should give you a profit.
